What are the room options available?
Rent Star student rooms offer a variety of different types; single, double and queen ensuite rooms. Depending on your needs each room type offers something different. All student/share houses are governed by a set of House Rules and a specific cleaning roster. But be assured each room type provides our students with everything they need for a stable study environment.

Is there a minimum or maximum lease periods?
You can stay at Rent Star student rooms as long as you are studying. Rent Star offers leases ending in June/July or Jan/Feb to coincide the the beginning of each semester. You can also choose to renew the lease if you would like.

Are all the utilities and internet included in the rent?
Yes, the utilities are included in the weekly rental amount. Check in each listings advert as these generally include the electricity, internet and water. Excess consumption can be changed so encourage reasonable use.

Is there a required bond payment and how much is it?
Yes there is a required bond payment, it is equal to 4 weeks rent. This money is held with the RTA (Residential Tenancy Authority) until you vacate your room. Unfortunately we do not accept any rental bond loans/grants. It is returned in full minus any amounts you may owe to Rent Star Property Management, this may include unpaid rent or damages.

Do I have to be a student in order to live at a Rent Star student house and does it matter which University I go to?
Yes, you have to be enrolled in studies to be a tenant with Rent Star and it doesn’t matter which university/institution you go to as Rent Star has properties all over Brisbane to allow easy access to all of them.

Is there a chance that my rent may increase?
Your rental amount will not increase during the term of your lease. Rental amounts may be reevaluated each year depending on the market.

Student/Share Tenancy Application Form

Once completed in full this form can be returned to Rent Star via email, or in person at the property inspection. Contact the leasing agent if you have problems completing or returning the application form.

Sight Unseen Agreement

If you’re applying for a property without seeing it in person – this can be via video, 3D virtual tour or Facetime.

Guarantor Agreement

Indicated you receive funds from your parents/family? This is the form we require to be completed.

House Rules

These are common sense items such as clean up after yourself but are there to ensure the house is comfortable for all.

Your bin must be on the kerbside by 5.30am on your bin collection day. You can download Brisbane City Council’s free Brisbane bin and recycling app. Look up your bin collection days, receive reminders and learn more about recycling. Annerley Bin Collection – Each Tuesday on a rotating roster the Rubbish and Recycle bins are collected.

Kangaroo Point Bin Collection – Each Wednesday on a rotating roster the Rubbish and Recycle bins are collected.

Spring Hill Bin Collection – Each Wednesday on a rotating roster the Rubbish and Recycle bins are collected.

Petrie Terrace Bin Collection – Each Tuesday on a rotating roster the Rubbish and Recycle bins are collected.

Red Hill Bin Collection – Each Tuesday on a rotating roster the Rubbish and Recycle bins are collected.

Taringa Bin Collection – Each Tuesday on a rotating roster the Rubbish and Recycle bins are collected.

St Lucia Bin Collection – Each Tuesday on a rotating roster the Rubbish and Recycle bins are collected.

Upper Mount Gravatt Bin Collection – Each Friday on a rotating roster the Rubbish and Recycle bins are collected.

Indooroopilly Bin Collection – Each Monday on a rotating roster the Rubbish and Recycle bins are collected.

Each of our student/share properties has it’s own unique cleaning roster depending on how many people are living at the property, and what features are included. Below are example cleaning rosters but we encourage you to check out the cleaning roster for the property you like during the leasing inspection – these are generally located in the communal kitchen area.

Cleaning Roster – 3 Bedrooms and 1 Bathroom

Cleaning Roster – 4 Bedrooms with 1 Ensuite and 1 Bathroom

Cleaning Roster – 5 Bedrooms with 2 Bathrooms.

 

What is an emergency repair?

  • a burst water service or a serious water service leak
  • a blocked or broken lavatory service
  • a serious roof leak
  • a gas leak
  • a dangerous electrical fault
  • flooding or serious flood damage
  • serious storm, fire or impact damage
  • a failure or breakdown of the gas, electricity or water supply to the premises
  • a failure or breakdown of an essential service or hot water, cooking or heating appliance
  • a fault or damage that makes the premises unsafe or insecure
  • a fault or damage likely to injure a person, damage property or unduly inconvenience a resident of the premises
  • a serious fault in a staircase, lift or other common area or premises that unduly inconveniences a resident in gaining access to, or using, the premises

All other repairs are considered to be routine repairs.
